Developers sought for the Tammikaivo area through market dialogue

The Tammikaivo area is centrally located, less than two kilometres from Vaasa city centre. Some of the buildings are already empty, and the rest will be vacated in the next few years as the Wellbeing Services County of Ostrobothnia moves its operations elsewhere. In total, the existing buildings cover more than 23,000 square metres of floor area.

The vacant buildings can be adapted for new uses, or the area could be developed with new construction. The market dialogue targets property investors, developers, and organisations – including companies and associations – interested in establishing themselves in the area. The goal of the market dialogue is to gather stakeholders’ views on various aspects, including:

• The future uses of the area (existing buildings, new construction, and the surrounding parkland)
• Parking
• Possible models for development
• The development process (roles, responsibilities, schedule, etc.)
• The feasibility of the draft development vision and possible areas for improvement

In addition, stakeholders’ interest in taking part in potential property tenders or land transfers via negotiated procedures will be explored.

Development of the area has started with a consultancy assignment, in which Realidea Oy and MUUAN Arkkitehdit Oy prepare a potential analysis and a land use development vision. These will be presented at the information session on 8 October.

The findings from the dialogue will inform the forthcoming changes to the local detailed plan. Residents’ ideas for the planning and development of the area will be collected once the formal detailed planning process begins.

1. Information session

An information session on the market dialogue will be held on 8 October at 14.00–15.30, accessible via video link. Please register for the information session by sending email to mika.korhonen@realidea.fi by 6 October.

Registered participants will receive a link to join the session. Attending the information session is not a requirement for participating in individual stakeholder meetings.

2. Individual stakeholder discussions

The actual market dialogue will take place through individual meetings with stakeholders in October 2025. Interest in participating in a meeting should be communicated by email to mika.korhonen@realidea.fi by 10 October, after which a meeting time will be arranged.

Only a limited number of stakeholder meetings are available. If the number of registered parties exceeds the available slots, the organiser will select participants, giving priority to those with the financial capacity to invest in the area. The individual stakeholder meetings are confidential.
