A unique property complex for sale in Klemettilä
Published: 20.10.2026
The City of Vaasa is selling two architecturally and culturally significant residential buildings in Klemettilä. The buildings are surrounded by parks and green spaces, within walking distance of the city centre.
The complex now for sale consists of two main buildings, C Building and Hiirelä, together with unheated outbuildings. According to Paula Borisov, the City of Vaasa’s Facility Manager, the buildings occupy neighbouring plots and form a unique complex that rarely comes onto the market.
– There are very few buildings like these in Vaasa, if any. Surrounded by parks and green spaces, the buildings offer an attractive setting with plenty of potential, including for residential use, Borisov says.
The city is selling the buildings because it no longer needs them. The hope is that a new owner will breathe new life into this impressive complex and give it the purpose it deserves.

C Building: a three-storey brick building
The buildings now for sale are among the oldest in Vaasa that are still in use. Designed by architect Carl Schoultz, C Building is a three-storey brick building with many distinctive details, two impressive stairwells, a lift and 35 light-filled flats with striking windows and high ceilings. The building was completed in 1925 and has a floor area of 1,928 m2.
C Building is currently vacant.
Hiirelä: a two-storey log building
The other main building in the complex, the two-storey Hiirelä, was built in 1886 and relocated to its present site after the Great Fire of Old Vaasa. The log-frame building has five flats and a floor area of 259 m2. The sale also includes the unheated outbuildings on the plot: a shed, two storage buildings and a farmhands’ cottage dating from 1820.
Hiirelä is currently in residential use, and all five flats are rented out.

Key considerations and development potential
The buildings stand side by side and share district heating and electricity systems, which is why they are being sold together.
The area is designated for residential use under the local detailed plan. The buildings are protected, which means they cannot be demolished.
The plots will be leased to the new owner for 50 years. The area surrounding the plots is designated as green space and must be preserved in accordance with the local detailed plan.
Get in touch and take part in the negotiations
Under the negotiated procedure, prospective buyers can submit bids, and the price and terms of the sale can be negotiated freely.
Interested buyers are asked to contact Acting Director of Premises Management Office Tapio Ollikainen (tapio.ollikainen@vaasa.fi) as soon as possible to arrange a viewing and receive the sales materials.
